The web site will be the main marketing tool, however, we may resort to other methods. In any case the only cost that will be passed on to the investor will be that of outside advertising. We will accept tenant applications and show the property to those that appear to be good potential candidates for tenancy. Tenant screening will include all reasonable methods of investigation. We will verify employment and rent history. We will verify with a photo ID and perform credit and background verification. We will provide tenants with all required disclosures and negotiate the lease. We will collect the security deposit as well as any necessary pet deposit along with the first months rent. All original documents including a property management report will be turned over to the investor. Leasing fees are 80% of the first months rent.
