Property Management:
Mission Rents believes that renting a home to a tenant involves more than just picking up checks and doing minor maintenance. Mission Rents is not a management company that is right for all property owners. We feel that renting a home to a tenant is a responsibility. While the property owner is expected to benefit financially they are also expected to provide quality housing. A home should never look like a ‘rental house’. Property owners should expect to turn their house into someones home. That means that the houses need to be maintained to better than reasonable standards. Home maintenance is little more than effort. It costs very little to be clean yet the cost of owning a run down property can be exorbitant. It is for this reason that Mission Rents intentionally keeps the management fees to a minimum. At times it will be necessary to re-invest in rental properties. Investors should not spend their entire budget on management fees.
Maintenance:
Mission Rents recognizes that maintenance expenses can be one of the main things that can turn a profitable real estate investment into a money losing endeavor. By utilizing Mission Rents as your management company you can take advantage of our extensive list of qualified and courteous repairmen. Mission Rents has relationships with some of the most reputable tradesman in the area. We only do business with those that value the relationship. That means we avoid those that charge too much for their services and take too little pride in the end product.
We feel that too many landlords expect the tenant to take care of the lawn and landscape. Mission Rents handles all maintenance for its company owned homes. We adhere to a strict schedule and all chores and duties are completed on time and to the highest level. We do not see the logic in expecting a tenant to mow the grass and trim the shrubs. The typical tenant is involved in schooling and or business endeavors that prevent them from investing in the time necessary to take part in home ownership. Simple perks like freeing up their time from some maintenance duties can make the difference in keeping a tenant happy and stable or searching for their next domicile. Change costs money and moving tenants in and out will invariably cost something. Keeping tenants for more than one year can greatly increase the return on investment.
Owners are encouraged but not required to partake in a complete maintenance program with Mission Rents. We feel that our attention to maintenance is one of our key advantages and as such will market it aggressively.
As a client of Mission Rents your investment property will be maintained the in the manner you deem appropriate. Of course if we feel that your objectives are clearly different that ours than it may make sense for you to find another management company. Even with a pre-defined schedule of maintenance some problems are bound to occur. Since we recognize that the reason you have hired a management company is to free up your time and transfer the burden of owning an investment property we will be proactive and handle all maintenance issues. We are on call twenty four hours a day. Any expense over $350 will not be authorized until such time that we have discussed the situation with the homeowner.
Marketing:
We will market your property to the best possible candidates for tenancy. Our website will act as our main marketing tool. We will also rely on referrals from quality tenants and will strive to maintain a relationship with area schools and businesses. The best candidates for tenancy are those that committed to their schooling and / or their profession. This type of individual has a need for quality, stable and affordable housing. These individuals are committed to bettering themselves which means they tend to take care of the property and have a desire to surround themselves in a quality environment.
Fee Structure:
Silver Package Includes:
- Full management of your property
- Effective marketing including online and offline methods
- Applicant screening using a set criteria
- Lease preparation and execution
- Rent collection and distribution to property owner
- Remediation of tenant disputes and necessary eviction or collection proceedings
- Payment of monthly bills and contract payments
- Compliance with any local, state or federal laws or other applicable statutes. Examples include adherence to section 508 guidelines as well as applicable city licensing for rental properties.
- Handyman service. Emergencies will be handled 24/7. Other maintenance issues will be scheduled for completion to the tenants satisfaction. Our in-house maintenance team will address all possible issues. These rates are far below that of outsourcing.
- Complete lawn care. Refer to maintenance schedule.
- Annual property inspections.
- Monthly statements for all income and expenses.
- Year end statements and required tax documents including 1099 form.
- Perform annual lease review and recommend rent increases as market conditions permit.
- Move out report and disbursement of tenant refunds.
Gold Package Includes:
- All items included in the silver package.
- Complete home maintenance including full lawn care, gutter cleaning and preventive maintenance on all mechanicals. Refer to maintenance schedule for specifics.
- Annual investment analysis report detailing suggested physical improvements in order to maximize return. Analysis will also include information regarding comparable property values.
